Do you have move-in-ready homes or is everything build-to-order?

How do I reserve a homesite?
As soon as a purchase agreement is signed, your plot is reserved
How do we start work?
Start by choosing your homesite and floor plan, then visit our Design Studio to pick finishes and finalize pricing. We can handle financing, selections, and paperwork in just a few days if you’d like to stop by.
Pricing & Financing
What’s included in the base price?
Unless noted otherwise, our homes include state-of-the-art appliances—refrigerator, oven, microwave, washer, and dryer—so you’re move-in ready on day one. Other inclusions vary by plan and community; your selections sheet will list everything in writing.
Do you offer incentives or closing cost assistance?
Yes—offers change throughout the year. Contact us for today’s incentives; we often offer free upgrades on select floor plans.
Can I use my own lender or do I need a preferred lender?
You’re welcome to use any lender. For a smoother process, we recommend our partner lenders (rates currently start at 5.375%, subject to change and lender approval). Learn more at djwhomes.com/financing.
Timeline and Process
How long does it take from contract to move-in?
Most builds take about 6 months. The exact timeline depends on the home size, options, and the pace you prefer on selections and financing.
What are the key milestones?
You’ll receive photo updates at major stages—foundation, framing, exterior/siding, interior finishes, and landscaping—so you can watch your home come together.
When are selections “locked” and no longer changeable?
Selections remain flexible until items are ordered and/or installed. After installation, changes may be possible but will involve additional costs and potential schedule impacts.
Land & Site Work
Can you build on any land?
Yes. We’re happy to build on property you own or find within Lenawee County.
What site costs should I expect (utilities, driveway, grading)?
Site costs vary by parcel and scope. After we review your lot, we’ll provide an itemized estimate for typical items like utility connections, driveway, grading, and any tree clearing so there are no surprises.
Can I choose home orientation and landscaping?
Absolutely. You can choose the orientation, landscaping approach, and even preserve natural vegetation where possible—we’ll work with you to accommodate your preferences.
Design & Options
What happens at the Design Studio?
Walk in or book an appointment (call/text 517-858-2834). You’ll make all finish selections—cabinets, counters, flooring, fixtures, exterior materials—and we’ll price everything in real time so style and budget stay aligned.
Can I request custom changes to a floor plan?
Yes. We can tailor any plan to your needs. Larger changes may affect price and timeline; we’ll review drawings and costs before you approve.
May I supply my own fixtures or specialty items?
Yes, with prior approval. We’ll confirm specs and timing to ensure compatibility and avoid delays; some specialty items may require earlier decisions.
Materials & Energy Efficiency
Which brands and materials do you use as standard?
We commonly use JELD-WEN double-pane windows, ProVia stone, CertainTeed siding, Owens Corning shingles, Frigidaire refrigerators, and GE ovens—plus other trusted brands depending on the plan.
What energy features are included?
All homes include double-pane windows (JELD-WEN). Insulation and HVAC specifications are finalized per home and code requirements and will be listed on your selections/spec sheet. Solar is available as an optional upgrade.
Communication & Site Access
How often will I receive build updates?
We share photo updates at each major milestone (foundation, framing, siding, interior, landscaping) and are always available for check-ins between stages.
Can I visit the jobsite and when?
Yes—just contact us to schedule a visit so we can ensure safe access and coordinate with the construction team.
What happens if I notice an issue during construction?

Warranty & After Move-In
What happens at the final walkthrough and punch list?
We will orient you to the home's systems, review finishes, and create a punch list for any touch-ups. Your project lead will confirm timing and completion procedures as we approach closing.
What warranties are included (structural, systems, workmanship)?
We provide a 1-year limited warranty. Coverage details are outlined in your warranty documents at closing.
How do I submit service requests and what’s the response time?
